Q: Is it really necessary to purchase through a Real Estate Agency?
A: If you cooperate with the right real estate agency, you will
gain at the end!
Both of co-owners of Lares Antalya have Estate Agency Brokerage Licence which is indeed necessary by laws. Furthermore, we are a member of Antalya Chamber of Commerce and Industry as a limited company. This simply gives responsibilities while and after doing a business.

Furthermore, our assistance and services during and after sales process, our attentive checks on the title deed of a property you are about to purchase to assure there are no encumbrances will give you a peace of mind.
Q: What is the Real Estate Agent commission fee?
A: Licenced real estate agents are entitled to charge both buyer and
seller a commission of 4% from the actual sales price of the property.
Q: Can I legally buy a property in Turkey?
A: All nationalities except North Korea, Armenia and Syria can legally
buy property in Turkey. There used to be principle of reciprocity that simply
meant that citizens of countries where Turkish citizens were allowed to buy
property could own immovable real estate in Turkey. However now all
nationalities except North Korea, Armenia and Syria can legally buy property in
Turkey.
There are some slight differences for some nationalities in the process of
buying property .For example, citizens of Russia need a special permission of
the Ministry of Internal Affairs of Turkey
Q: If I buy a property in Turkey, will it be freehold?
A: Yes. All properties that are owned by individuals or companies are
free hold. Simply saying, all properties that can be sold and bought are
freehold without restrictions like Bulgaria and Spain.
Q: How much are the additional costs approximately?
A:
- Title deed application cost: 150 €
- Notary authorisation and sworn translator: 150 €
- Property sales tax: 4 % of the declared value of the property * - to be paid once only
- Habitation fee ** – to be paid once only
- Electricity subscription registration ** – to be paid once only
New subscription of electricity meter: Approx. 120 Euro
Name transfer of an existing subscription: Approx. 30 Euro - Water subscription registration ** – to be paid once only

* During sales process, we have to get the legal minimum value to declare the specific property from the local government. This value of the property is usually lower than the actual value and sales price. Buyers and sellers usually take the chance to declare their properties in accordance with this value rather than actual value for tax reasons both during buying-selling process and annual property ownership tax to be paid by the owner.
** Habitation tax, electric and water registration fees depend on the size of the property as well as the municipality and they are determined annually and by each municipality’s councils.
*** All the transactions and paperwork are executed by Lares Antalya Ltd. at no service cost. However the buyer is free to hire a lawyer to do the transactions.
Q: What kind legal expenses should i expect after having the title
deed?
A:
- All of the property owners have to pay 0, 02 % property tax annually to the local municipality. This tax is charged according to the minimum value of the property. Minimum value of a property is determined annually by each municipality.
- Cost of electric is 0.17 € per Kwh. This is approximate, can be changed anytime and the cost per each unit depends on the level of consumption.
- Cost of water in Antalya is 1, 35 € per m3 in 2015.
- There is a local charge for sewage- drainage and rubbish services and it is added to water bill by municipality
- Maintenance fee for the complex that your property is situated in.
Q: How is the maintenance fee determined?
A: Each housing complex where individual units exceed 6 must establish
an Owners’ Association. Once a year, owners meet, elect a president and make a
budget for communal areas of the complex. Each owner is responsible to pay
maintenance fee that is voted and determined by the Owners’ Association.
Maintenance fee is determined according to communal expenses in a housing
complex: Gross salary of the staff employed, communal electric, water, pool and
elevator maintenance expenses are the main ones.
Q: Do I have to pay any regular tax for my property?
A: Yes, but it is not an amount to be scared off: Annual real estate
tax for each property is 0.2 % of the declared value on the title deed. This
amount should be paid to local municipality in March every year.
Q: Life is good but not forever… What happens to my property then?
A: Same as for Turkish citizens: Your legal inheritors will own it. If
you write a will through a local lawyer stating to whom you bequeath your
property, it will make the paperwork much easier and faster. We wish you a long
